ETW-Studie Berlin West 2022
Auf Basis unserer kontinuierlichen Marktbeobachtung analysieren wir mit der vorliegenden Marktstudie bereits zum zwölften Mal den Markt für Eigentumswohnungen (ETW) in den westlichen Innenstadtteilen von Berlin.
In der diesjährigen Studie wurden insgesamt 30 Bauvorhaben untersucht, in denen 1.363 Wohneinheiten mit rund 108.860 qm Wohnfläche realisiert werden. Damit fällt das Entwicklungsvolumen im Vergleich zum Vorjahr etwas niedriger aus.
Die Angebotspreise steigen weiter an und liegen im gewichteten Durchschnitt bei rund 10.760 Euro/qm. Die mittlere Projektgröße ist leicht gesunken auf rund 45 Wohneinheiten. Im gewichteten Durchschnitt sind die Wohnungsgrößen der Projekte mit ca. 88 qm leicht erhöht.
